Case study: Beverley Road Swimming Baths
Beverley Road Swimming Baths is a historic building that first opened in 1905 (a full 21 years before our business was founded). A cornerstone of the local community, the Grade II listed building contains one of the few remaining Victorian pools in the country and hosted a performance by Louis Armstrong in 1933. When the time came for a comprehensive renovation, Vic Coupland was more than ready for the challenge.
The project
Vic Coupland was commissioned by Hobson & Porter to carry out a wide range of M&E services as part of the building’s refurbishment. The project involved our mechanical and electrical teams working alongside Clymac Fire & Security Solutions, Delta Security, EON BMS, Glen Wilson Ventilation, Kingston Thermal, Barr & Wray Pool Specialists, and DNS, a data cabling provider.
Electrical services
The electrical engineering side of the project took 12 months to complete. This covered the replacement of the entire MEP infrastructure except for utility supplies, as the lifecycle of the previous MEP systems had expired and required modernisation to facilitate the wider upgrade of the site.
Our services included:
Refurbishment
Energy-efficient lighting (including CP lighting control, which automatically adjusts lumen output based on external lighting conditions and presence of personnel)
Small power
Distribution
Fire alarm
Disabled refuge alarm
Disabled toilet alarm
CCTV
Door access
Security
Data
Mechanical services
The previous mechanical systems were at the end of their working life expectancy, which meant a complete solution was required. As a result, VC Mechanical Services were given a wide range of responsibilities. This side of the project took 10 months to complete.
Our services included:
Strip out of all existing mechanical services
Full new mechanical install
Plant room
Above ground drainage
Domestic hot and cold water
Heating – radiators and fan convectors
Ventilation – local HRUs and AHU install
Natural gas pipework
Solar thermal hot water panels
Swimming pool filtration and water treatment plant
Air conditioning
Full integration with the BMS
Thermal insulation
Sanitaryware
Building management integration to allow easy access to the end user
The challenges...
One of the challenges that required some clever thinking was due to the existing services being distributed around the amenities through inaccessible floor service ducts. This meant finding alternative above-ground service routes, which we achieved using an in-house R&D bracketry solution. Due to the Grade II status of the building, the mechanical installation also had to complement the site’s overall aesthetic and blend the new with the old.
The outcome...
Beverley Road Swimming Baths has been returned to its former glory and is better than ever before. It now has a steam and sauna room as well as attractive changing facilities. The site is fitted with a new pool filtration system, solar thermal hot water, energy-efficient heat recovery ventilation systems, efficient gas-fired condensing boilers, and automated controls. As well as being able to keep up with increased visitor numbers, the facilities are also safe, fully modernised, and energy efficient.
